Comparative Market Analysis-CMA / Cost Approach
The CMA will help determine the fair market value of a home by comparing it to other recently sold properties with similar features. A replacement cost approach method of price opinion is also preformed to establish value. I evaluate the current market conditions and active inventory to determine the price range of a home.
Staging

I help people stage their home by recommending cleaning, clearing of personal property, limited improvements, and repair or replacing necessary items prior to the sale to maximize the value of a home. Painting and carpet replacement are some low cost high yield upgrades that can be preformed.

Sign on Property

As soon as the listing contract is signed an attractive ERA yard sign and brochure box is placed on your property; it makes your home more visible to potential buyers and your neighbors.

Multiple Listing Service - MLS

MLS exposes your home to many other real estate companies. About 50% of homes are sold through the MLS.

Attractive Brochures

Eye-catching brochures provide detailed information to buyers visiting my listings through private showings, open houses, or just driving by. Develop a list of features and benefits of your home for a brochure to distribute to the cooperating agents to use with their potential buyers.

Office Tour

On a weekly basis, many ERA agents visit our newly listed homes. This tour gives us a better knowledge of our inventory. Agents also evaluate the salability of the property, making comments on the tour evaluation sheet.

Personal Assistant

Utilizing an assistant enables me to spend more time working with buyers and sellers.

Internet Advertising

My listings appear with detailed information and colored photos on the following web sites, ERA.com, Realtor.com, the Pioneer Press, other cooperating brokers web sites, and on my personal website at DanHames.com. This exposes homes to thousands of potential buyers.

An Advertising Plan that Sells

I advertise in publications such as the St. Croix Valley Peach, Chisago County Press / Search, Anoka County Shopper, The Scottsman, The Quad Cities Press, Minneapolis / St. Paul papers, Harmon Homes, Homeseller, and other publications. I track inquiries on listings and focus on the most productive resources for the type of property listed.

Personal Follow-up

I will personally call to follow up on all showings of your home by other Realtors to obtain feedback from their buyers. I will relay and evaluate that information to you on a predetermined basis.

Financing

I will provide a list of buyer recommended finance sources to potential buyers and assist you in arranging interim financing, if necessary.
